Beneficial Interest

A beneficial interest, typically referred to in manners concerning trusts,  is the right to receive benefit from assets held by another party. 

From a real estate 1031 exchange perspective, certain Replacement Property Interest investment vehicles, such as a Delaware Statutory Trust, utilize an ownership structure in which each investor holds a beneficial interest in a trust which, in turn, owns the underlying real estate.
