About This Offering

KB Essential Healthcare 33 DST is a 1031 exchange eligible Delaware Statutory Trust (DST) that owns a portfolio of five healthcare properties located in Pensacola, FL, Fort Walton Beach, FL, and Crestview, FL. Constructed from 2016 to 2020, the properties are in like-new condition, and house a combined 45,669 square feet of net rentable area.

The properties are leased to three separate tenants: Fresenius Kidney Care ("Fresenius"), Renalus Center for Kidney Care, and Magnolia Medical Clinic. Fresenius represents the largest portion of the portfolio accounting for approximately 52.5% of year 1 revenue. Fresenius has an investment grade credit rating of BBB by Standard & Poor's. The weighted average lease term of the portfolio (based on year 1 revenue) is 16.58 years.*
