A fixture is something that is permanently attached to [real property](https://www.realized1031.com/education/glossary/real-property).  Examples include items such as HVAC systems, ceiling lights, awnings, window shades, and doorknobs.  Fixtures are automatically included in a sale, unless specifically mentioned in the contract as going to the seller.
